SAN FRANCISCO (July 13) – Symbium, the Complaw® company, and Real Estate Business Services, LLC (REBS), the preeminent source of essential real estate business services and a subsidiary of the CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.), are proud to announce a technology partnership that will feature Symbium as a freely-accessible property information portal  to help C.A.R. members learn what construction options are possible on any California property.

This partnership is the first of its kind and further solidifies C.A.R.’s position as a leader in providing high value technology tools and educational content to its members at a pivotal time when the California housing market is peaking and planning departments are faced with unprecedented backlogs of permit applications and public inquiries. This housing and planning bottleneck has made it more critical for real estate agents to identify opportunities for engaging their buyers and sellers in new, creative ways and for MLS services to supply agents with web-based tools like Symbium so that they can better serve their clients. The partnership will shed light on Symbium’s expertise in its Complaw® technology, which is focused on the mechanization of laws and regulations, particularly in the planning and building space.

Though Symbium’s property portal is freely accessible by anyone, C.A.R. members will learn, through exclusive educational content, how they can add further value in any real estate transaction by accessing and visualizing what construction opportunities exist and what’s possible to build on any California property, starting with accessory dwelling units (ADUs). Symbium will help agents to accomplish the following in a matter of clicks:

  • Visualize whether and where an ADU is allowed on any California property;
  • Explore different ADU designs and visualize how they will fit on a property;
  • Generate an ADU report for a listing presentation, disclosure packet, or to explain the potential ROI of a property to buyers or sellers of California real estate;
  • Access complete permit history for most California properties;
  • Understand zoning and land use potential; and
  • Understand whether a permit is required for certain home improvement projects prior to listing (current coverage is for appliances in San Jose only).

“We are pleased to offer Symbium’s property portal and all of the accompanying educational content as another included benefit for our valued members,” said Jared Martin, Chairman of REBS.

Symbium plans to assist with educating C.A.R. members on how to perform more advanced evaluations of properties, based on state and local regulations and to position themselves in the best possible light to their seller and buyer clients. Equipping REALTORS® with best-in-class educational content and tools is a hallmark of any successful association and is particularly timely in light of California’s competitive real estate market and housing crisis and particularly where agent interest for ADUs has been at an all-time high. Though Symbium is California-based and its initial products focus on state and local housing regulations within California, its Complaw technology could easily be applied to other states with acute housing or government management relationship needs.

“It is a tremendous honor to serve C.A.R. members with the tools and educational content to showcase that the hardest problems can actually be solved for the benefit of all stakeholders,” said Leila Banijamali, Symbium CEO. “From our earliest interactions with C.A.R.’s staff, we discovered that this is an organization which cares deeply about the success of its members and, rightfully, maintains a very high standard for vetting new technologies. We’re energized to tackle these hardest regulatory problems in real estate using our Complaw® technology so that we can bring the future of planning right to C.A.R. members without delay.”
